Park 205 – LEED Silver apartment building

LEED Silver-certified multifamily project

Park 205 is a 3-story Class “A” 115-unit luxury apartment development in Park Ridge, IL. The apartment community includes a mix of one bedroom, one bedroom plus den, two bedroom, two bedroom plus den, and three bedroom units. Unit amenities include ENERGY STAR stainless steel appliances, gas range, eat at kitchen island, cabinets, walk-in closets, plank flooring in living area, individually controlled gas heat and AC, in-unit washer and dryer, environmentally preferred products, and LED + fluorescent light fixtures. Each unit contains a continuous running exhaust 􀀁system for fresh air. The exceptional attention to air sealing also ensures quiet, comfortable, and isolated units.

Community amenities include key fob building access and unit entry, built-in grill/bar area on pool and sun deck, club room with a display/show kitchen, fitness center and group exercise room, WiFi coffee lounge, private guest suite for residents, dog spa, bicycle storage, and covered/heated parking.

Located adjacent to a newly constructed Whole Foods market and a short walk to the Park Ridge Metra station, Park 205 is only 5 miles (10 minute drive) northeast from O’Hare International Airport, and within minutes from major federal expressways – Interstate 294, Interstate 94, and Interstate 90.

The project was an attractive investment and sold for an impressive $48 million dollars just months after completion. With Eco Achievers assistance, the project demonstrated to the local municipality that the 115-unit plan design discharged less water than a comparable 88-unit design with code compliant water fixtures, thus saving the development team additional stormwater impact fees. Additionally, Eco Achievers helped meet the investor requirements of achieving LEED certification.

Park 205 is the first LEED-certified multifamily development in Park Ridge and was featured on the 2015 GreenBuilt home Tour, along with several of our other homes as part of our goal to expand knowledge and understanding of sustainable building science. If you're interested in learning more about this project, or our green certifications and performance testing, please contact us!
